TSC Project Update – June 2009

Dear Third Street Center Supporter,

Happy Solstice!

Summer has officially arrived arrived and there is much to report on at the Third Street Center.


Phase 1 Construction Wrapping Up


The first phase of construction at the Third Street Center is wrapping up!

Skylights are in the longhall classrooms, the PV system is installed, the long hall roof has been redone and asbestos abatement is 95% complete.

Not bad for 3+ months of
construction! Special thanks to B+H Construction (project contractor), Sol Energy (PV Installer), ACE Roofing, and DML (asbestos) for their hard work on the project to date. Additional thanks to Land + Shelter (developer) and Energy & Sustainable Design (architect) for getting things ready for construction. Now on to phase II!

Going Green

The skylights installed throughout the long
hall have dramatically increased the amount of light entering the building and reduced the need for electricity. Theypv array and the 52.8 KW photovoltaic array on the long hall will ensure that roughly half of the Third Street Center's electrical needs are met through renewable energy.

These upgrades are all part of the sustainable redevelopment of the old Carbondale Elementary School into the Third Street Center.

"I think it's a wonderful community project," said Ken Olson, president of Sol Energy, the company that installed the array, in a recent Aspen Daily News article.

"The norm has been to tear down old buildings, haul the stuff to the dump, and then rebuild with new materials brought in. But one of our premises here has been to recycle, reuse."

Gates Foundation Awards $100KGates

The Gates Family Foundation has awarded $100,000 to the Third Street Center Campaign. This grant has substantially advanced the Center's renovation and fundraising efforts.

The Foundation seeks to promote self-sufficiency, excellence and innovation in education, healthy lifestyles, community enrichment, connection to nature and stewardship of the Colorado's natural inheritance.

"We deeply appreciate the Gates Family Foundation's generous support of the Third Street Center," said Board President and Campaign Committee Chair Richard Fuller. "The members of the Board and development team are thrilled by this outstanding vote of confidence in the project."

Leasing Next Steps

Several organizations have signed long-term leases at the Third Street Center and leasing planseveral more are discussing space needs and room selection.

Mountain Valley Developmental Services, Wilderness Workshop, Mountain Regional Housing Corporation, Solar Energy International, and Healthy Mountain Communities are some of the organizations signing now to reserve space in the new facility, which will open May 2010.

Small Tenant Meeting
In July, Third Street will host a meeting for small tenants - organizations needing 400 square feet or less. Stay tuned for more information.

At this meeting, the TSC development team with discuss leasing and subdivision options for smaller tenants as well as matching up compatible tenants for some of the bigger spaces. To learn more, contact Colin via email or call 963-5502.



Construction Next Steps

Sign

The development and architecture teams are busy working with B+H Construction on preparations for Phase II of construction.

This phase will take the Center to its opening on May 2010.

In the meantime, Jeff (headless left), Gavin, and Colin gave a minor assist to the main Center sign.

  • Precision Cut and Design (cutting out the letters)
  • Dana Wilson (putting together the lockers, attaching the piece that says Third Street, and hanging the sign on 133)
  • Ramsey Fulton (painting)
  • Mike Suhrbier (welding frame and install of the sign on 3rd Street side)
  • Shirtstop (screen printing the attachment part that credits the team members)

Thanks also to Sara, Gavin, Jeff Ellis at Land + Shelter for coordinating the permitting and labor.
